This agreement is made and executed on __________________ at __________________
WHEREAS the Licensor is absolutely seized and possessed of and otherwise well and sufficiently entitled to the constructed portion described in the Schedule hereunder and is desirous of giving the said premises on Leave and License basis under Section 24 of the Maharashtra Rent Control Act, 1999.
AND WHEREAS the Licensee is in need of temporary premises and has approached the Licensor with a request to allow use and occupation of the said premises on Leave and License basis for the period specified below, on the terms and conditions hereafter appearing.
NOW THEREFORE it is hereby agreed to, declared and recorded by and between the parties as follows:
The Licensor hereby grants to the Licensee a revocable leave and license, to occupy the Licensed Premises described in the Schedule hereunder, without creating any tenancy rights or any other rights, title and interest in favour of the Licensee, for a period of ______ Months commencing from __________________ and ending on __________________.

The Licensee shall pay to the Licensor Rs. __________ per month towards compensation and Rs. __________ interest-free refundable deposit. Monthly compensation shall be payable within the first five days of each month.
The Licensee shall pay the following compensation per month:

All outgoings including rates, taxes, levies, assessments, maintenance charges, non-occupancy charges, etc. in respect of the said premises shall be paid by the Licensor.
The Licensee shall bear and pay all maintenance charges in respect of the Licensed Premises. All other outgoings, taxes and levies shall be paid by the Licensor.
The Licensed premises shall only be used by the Licensee for __________________ purpose. The Licensee shall maintain the said premises in its existing condition and any damage caused, other than normal wear and tear, shall be repaired by the Licensee at its own cost. The Licensee shall not do anything that is likely to cause nuisance to other occupants or prejudice the rights of the Licensor, and shall not conduct any unlawful activities prohibited by the State or Central Government.
The Licensee shall not make or permit any alteration or addition to the construction or arrangement (internal or external) of the Licensed premises without the previous written consent of the Licensor.
The Licensee shall not claim any tenancy rights and shall not transfer, assign, sublet or grant any license or sub-license in respect of the Licensed Premises or any part thereof. The Licensee shall also not mortgage or raise any loan against the said premises.
The Licensor shall, on reasonable notice to the Licensee, have a right of access either by himself or through an authorized representative to enter, view and inspect the Licensed premises at reasonable intervals.
If the Licensee commits default in regular and punctual payment of monthly compensation, or commits breach of any terms and conditions of this agreement, or if any legislation prohibiting the Leave and License is imposed, the Licensor shall be entitled to revoke and/or cancel the License granted herein by giving one month's written notice. The Licensee also has the right to vacate the premises by giving one month's notice in writing to the Licensor.
Immediately upon expiration, termination or cancellation of this agreement, the Licensee shall vacate the said premises without delay with all goods and belongings. In the event of failure to vacate, the Licensor shall be entitled to recover damages at the rate of double the daily compensation per day, and/or alternatively remove the Licensee and belongings from the Licensed premises without recourse to a Court of Law.
This Agreement is to be registered and the expenditure of Stamp duty, registration fees and incidental charges, if any, shall be borne by the Licensee.
